Rockwell Integrated Sciences Center, Lafayette College

Designed by Payette and serving as the new departmental home for Biology and Computer Science, the Integrated Sciences Center at Lafayette College is a 5-story building on a central campus courtyard that includes teaching labs, research labs, offices, a café, a rooftop greenhouse, and a spatially dynamic atrium that extends four stories. Code Red Consultants had several roles to play on the project both in design and during construction. During design, we provided fire protection and life safety code consulting services. The nature of the laboratory-focused facility necessitated our expertise on the use/storage of hazardous materials as well as the location and distribution of fire-separated control areas throughout the building. Strategic coordination was necessary given the adjacent central atrium, which was a focal point of the structure. We documented the code compliance approach of the fire-rated separations and egress compliance in a set of life safety drawings we developed for the permit submission. Due to the unique geometry of the atrium and requirement for emergency smoke exhaust, we also provided performance-based fire/smoke modeling services to evaluate tenability during egress and help size the roof-mounted exhaust fans and natural supply locations.

During construction, Code Red Consultants also served as the project smoke control special inspector. In this capacity, we were responsible for conducting design and shop drawing level documentation reviews across multiple disciplines, development of test plans for building smoke control, conducting field inspections during construction, and verifying performance of the smoke control system at the completion of construction. Code Red Consultants worked in conjunction with Turner Construction to coordinate testing within the building to ensure successful final acceptance testing by the City of Easton Building and Fire Departments and on-time delivery of the building to the Owner. The building was available to be shown off for an open house and tours on the first day of the Fall 2019 semester.

Code Red Consultants provided fire protection and life safety code consulting for the 67,000 SF space that houses more than 60 pieces of advanced fabrication machinery including Autodesk’s cutting-edge digital fabrication technologies, 3D printing, laser cutting, six industrial robots, and 11 workshops for woodworking, metal fabrication, and the like. Beyond code consulting services, Code Red Consultants developed a comprehensive hazardous materials and operation code report to outline the required protection features needed for the incubator spaces.

University of Houston Health and Biomedical Sciences Building 2

Completed in 2017, the Health and Biomedical Sciences Building 2 (HBSB2) integrates teaching, research, and clinical programs in the second phase of development on the University of Houston’s biomedical campus. The nine-story, 300,000 SF facility provides a new home for the College of Pharmacy and expanded research space for the university-wide Department of Research. These consolidated lab facilities promote critical workforce training in the pharmaceutical and biomedical sectors and support translational research and collaboration among pharmacological research groups.

The HBSB2 building includes specialized research and teaching labs, faculty offices, an expanded Health Sciences Library, and a mix of teaching spaces. The first and second floors consolidate clinical and clinical teaching programs into an innovative care environment with primary care, physical therapy and behavioral health services in a new model of integrated care. The facility offers direct connections to adjoining Health Sciences buildings on four floors.

Code Red Consultants was engaged during construction to help resolve code compliance challenges with the University’s State Fire Marshal’s Office. These issues revolved primarily around means of egress, vertical openings, and the storage and use of hazardous materials within the building. Code Red Consultants collaborated with architect Shepley Bulfinch, the University, and code officials to resolve life safety issues while the building was under construction. This required constant coordination amongst the team, developing solutions quickly and efficiently while minimizing the impact on the design of the building. To that end, Code Red Consultants implemented a fire-resistance rated horizontal exit strategy into the building to resolve egress capacity issues from an upper level.

Sanofi Genzyme Center

Global biotechnology company Sanofi Genzyme relocated its Cambridge headquarters from a signature building at 500 Kendall Square to a newly built 10-story, 541,000 SF Class A lab and office building at 50 Binney Street. Genzyme is one of two anchor tenants occupying 251,000 SF in the new building. The pharmaceutical giant’s new headquarters features office and laboratory workspaces to accommodate growth for 1,300 employees, and includes a large dining area with an outdoor terrace on the 10th floor.

Code Red Consultants provided fire protection and life safety code consulting for the interior fit-out of Genzyme’s new headquarters. Genzyme’s desire to locate the dining facility on the 10th floor of the building required the design team to integrate a defend in place strategy using a horizontal exit into the base building design. The horizontal exit approach allowed double the number of occupants on a single floor compared to what the base building means of egress was able to accommodate.

Alexandria Real Estate is the developer and landlord of 50 Binney Street. Gensler was the architect for Genzyme’s interior fit-out.

Sanofi Genzyme Center

Global biotechnology company Sanofi Genzyme relocated its Cambridge headquarters from a signature building at 500 Kendall Square to a newly built 10-story, 541,000 SF Class A lab and office building at 50 Binney Street. Code Red Consultants also served in the same consulting capacity to R.E. Dinneen Architects and Planners as part of a tenant fit-out project in the building. For that project, Code Red Consultants’ services included implementation of the control area strategy and development of an NFPA 45 laboratory unit compliance approach.

Gillette’s South Boston Manufacturing Center contains 26 interconnected buildings totaling 1.65 million SF located on the historic Fort Point Channel in Boston Harbor. The 40-acre multi-use campus is the headquarters for P&G’s Global Grooming Business, which includes Gillette, Venus, Braun and The Art of Shaving, including four of P&G’s billion dollar brands – Fusion, MACH3, Prestobarba/Blue and Gillette.

Code Red Consultants was retained by Gillette to provide code consulting services to develop a fire protection masterplan that addresses overall fire protection and life safety goals for the facility. The firm developed a Master 241 Program for the entire campus to address requirements pertaining to construction projects in the buildings. Other work included reviewing inspection, testing, and maintenance documentation from vendors associated with various fire protection and life safety systems to ensure compliance with Massachusetts State Building Code, NFPA, and P&G codes and standards.
