Somerville High School

The scope of the project included the demolition of the existing Somerville High School Building and construction of a new High School at 81 Highland Avenue in Somerville, MA. The building is 6-stories above-grade providing approximately 396,000 square feet of space for programming including classrooms, offices, laboratories, dining, gymnasium and auditorium functions. The High School officially welcomed students in March of 2021 with a capacity to support almost 1,600 students.

Code Red Consultants was engaged for NFPA 241 compliance, third party firestopping special inspection, and smoke control special inspection services. We teamed with PMA Consultants, Suffolk Construction and architect SMMA to both develop a plan that met the requirements of NFPA 241, the expectations of the City of Somerville, and the construction methods of the contractor. Additionally, Code Red coordinated with the project team to complete third party inspections for opening protectives in fire-rated wall and floor assemblies and for the buildings smoke control systems.

Throughout the project, Code Red Consultants provided construction administration-related assistance and management on an as-needed basis to ensure that the project remained on track to achieve the target occupancy date and that compliance with NFPA 241 was maintained as the associated construction operations and hazards changed.

Code Red Consultants worked closely with owner and design team, which consisted of Maine Medical Center, Colliers International, Perkins & Will, and Turner Construction to help ensure that the construction was compliant with the applicable codes and standards. In addition to their inspection role, Code Red Consultants also prepared master life safety drawings for Maine Medical Center.

Designed as a state-of-the-art science and technology building, Parcel JK comprises approximately 430,000 gsf across 11 aboveground stories, 3 levels of underground parking and retail space on Level 1. During the Core Shell and Tenant Fit-Out phases of construction, Code Red Consultants served as the project NFPA 3&4 Commissioning & Integrated Testing Agent, Smoke Control Special Inspector, and Firestopping Special Inspector (Tenant Fit-Out only). In this capacity, Code Red Consultants was responsible for conducting design and shop drawing level documentation reviews across multiple disciplines, development of Test Plans for building smoke control and integrated fire and life safety systems, conducting field inspections during construction, and verifying performance of the integrated systems at the completion of construction. A variety of core-shell and tenant fire and life safety systems were integrated with the building fire alarm system which required verification of proper control and/or monitoring. These systems included wet- and dry-pipe sprinkler and standpipe, fire pump, bi-directional amplifier system, elevators, fire and/or smoke dampers, HVAC systems, security systems, emergency power, post-fire smoke removal, clean agent fire suppression, and stair pressurization. Code Red Consultants worked in conjunction with John Moriarty & Associates to coordinate requirement and testing across multiple trades to ensure successful testing with the City of Cambridge Building and Fire Departments and on-time delivery of the building to the Owner. The Core Shell Building received its Temporary Certificate of Occupancy in Summer 2019 followed by a Certificate of Occupancy for the Philips North American Innovation Center in the Winter of 2019.

145 Broadway is a new office tower with sub-grade parking in Cambridge, MA. The building is 19-stories above-grade with 5-stories of below grade parking and provides approximately 450,000 square feet of office space and 10,000 square feet of ground floor retail space. The entirety of leasable office space within this building was fit-out to serve as the new global headquarters of Akamai Technologies Inc.

Stamford Hospital recently opened a new 12-story, 650,000 SF replacement hospital in Stamford, Conn. Code Red Consultants was retained directly by Stamford Hospital to serve as an independent third party inspector during construction of the new facility. The firm was responsible for performing firestopping inspections and fire door inspections as well as inspections during construction of fire and smoke rated walls, means of egress, and other key life safety and fire protection features in accordance with the Connecticut State Building Code, Connecticut State Fire Safety Code, and NFPA 101, as the Life Safety Code by the Joint Commission and Department of Public Health. Code Red Consultants worked closely with Stamford Hospital, WHR Architects, and Skanska to help ensure that construction was compliant with applicable codes and standards. South Bay Expansion

Code Red Consultants worked closely with joint developers EDENS and Pritzker Group, architecture firm Stantec, and general contractor Lee Kennedy Company on this massive 11-acre development and expansion of the existing South Bay Shopping Center in Dorchester. The 700,000 SF mixed-use development added five new buildings and approximately 475 residential units, 120,000 SF of retail space, a 60,000 SF cinema, and a 130-room hotel. A total of five new buildings were built.

The first three buildings achieved early occupancy in November 2017, a significant achievement considering they were erected in the midst of a heightened awareness of construction fire safety in the Commonwealth of Massachusetts. To that end, Code Red Consultants worked in parallel with Lee Kennedy to develop and implement a pre-incident fire plan and construction safety policies that allowed for a phased occupancy and permitted retailers the all-important opportunity to open their doors on Black Friday, and even construction continued on upper levels. This was achieved via continuous negotiations with City of Boston officials, where there was an upfront contract that the fire/life safety systems afforded to building occupants would not be compromised.

Code Red Consultants served as a trusted advisor to EDENS on South Bay, the real estate firm’s first major development project in Boston.

Boston Medical Center’s campus redesign project consists of various renovation and addition projects to the Menino and Moakley Buildings as well as renovations to the Yawkey Building to accommodate services from the East Newton campus. Providing services directly to Boston Medical Center, Code Red Consultants prepared construction fire safety and NFPA 241 programs, performed smoke control special inspections, conducted firestopping and fire door inspections, and provided healthcare regulatory compliance consulting services.

Within the individual projects, Code Red Consultants also served as the code consultant to architect SmithGroup (formerly TRO) on the Menino project, which consists of a 75,000 SF addition to the existing building plus a substantial renovation to approximately 275,000 SF on the basement and five floors of the building. An IPD team project, Code Red Consultants developed a comprehensive code compliance approach for the project and created life safety drawings for the 20+ phases of construction to illustrate continuous compliance with the Authorities Having Jurisdiction. Code Red Consultants also served as the code consultant to Tsoi Kobus Design for the renovation of the Yawkey Building’s fifth floor, transforming it from an outpatient medical office space to an inpatient hospital floor. Serving in various capacities, Code Red Consultants maintained a weekly on-site presence for a five-year duration of the project.
