Cambridge Crossing Parcels G & H

Parcels G and H are the next buildings to come online in the 4.5M SF mixed-use Cambridge Crossing neighborhood, currently in development by DivcoWest. Serving as the new American research headquarters for a major biotech company, the parcels comprise a 10-story office high-rise (Building H) and a 12-story, state-of-the-art science and technology building (Building G). The projects entailed coordination between both Boston and Cambridge AHJ’s, as both buildings straddled city lines.

On the design side, Code Red Consultants worked with Perkins & Will as the Code Consultant for Building G. Key design features included control area strategy planning and a large exterior terrace. On the construction side, we worked with John Moriarty & Associates (JMA) for Construction Services at Building G, and Consigli for Construction Services at Building H. Code Red Consultants was responsible for conducting design and shop drawing level documentation reviews across multiple disciplines, development of Test Plans for building smoke control and integrated fire and life safety systems, conducting field inspections during construction, and verifying performance of the integrated systems at the completion of construction. A variety of core-shell fire and life safety systems were integrated with the building fire alarm system which required verification of proper control and/or monitoring. Code Red Consultants also performed Third-party Firestopping Special Inspections and prepared NFPA 241, Construction Fire Safety Plans. Code Red Consultants worked in conjunction with the general contractors to coordinate across multiple trades to ensure successful testing with the City of Cambridge Building and Fire Departments as well as City of Boston Building and Fire Departments for delivery of the core/shell spaces to the Owner.

Throughout construction, coordination was completed with the project team to complete third-party inspections for opening protectives in fire-rated wall and floor assemblies as the Base Building and tenant fit out Firestopping Special Inspector. Additionally, the firm worked with UMass Medical School and Suffolk Construction develop a Construction Fire Safety Plan that met the requirements of NFPA 241, the expectations of the City of Worcester, and the construction methods of the contractor. Construction administration-related assistance and management was provided on an as-needed basis to ensure that compliance with NFPA 241 was maintained as the associated construction operations and hazards changed. The Building officially welcomed occupants in November 2021.

The building includes Ground Level retail spaces, a combination of core/shell and fit out office spaces, and 6 levels of above grade parking over 14-stories and approximately 600,000 square feet.

Code Red Consultants was engaged for both code consulting and construction administration services for both the Base Building and the PUMA headquarters fit out projects. The firm served as the code consultant for both Jacobs and Gensler respectively on the design side of the projects. Our involvement on each respective project included navigating the various code requirements related to the proposed projects in order to achieve the design intent through a combination of traditional and complex methods.

Throughout construction, coordination with the project team to complete third-party inspections for opening protectives in fire-rated wall and floor assemblies and for the buildings smoke control systems. Code Red Consultants served as both the Base Building and tenant fit out Smoke Control Special Inspector and Firestopping Special Inspector. Additionally, the firm worked with Federal Realty Investment Trust, Cranshaw Construction and Timberline Construction Corporation to develop both a phased occupancy plan and construction plan that met the requirements of NFPA 241, the expectations of the City of Somerville, and the construction methods of the contractor. Prior to occupancy, Code Red Consultants performed firestopping special inspection services, ensuring the passive fire protection systems were appropriately installed, and recommissioned the buildings atrium exhaust system, ensuring the system operated as originally installed.

Maine Medical Center: Coulombe Family Tower Expansion

Maine Medical Center recently completed a two-story addition project to the Coulombe Family Tower on their main campus in Portland, ME. The project included the addition of 64 new single patient bedrooms dedicated to surgical and medical oncology care. The project also included the addition of two new helipads on the roof of the vertical addition. Code Red Consultants was retained directly by Maine Medical Center to serve as an independent third-party inspector during construction. CRC was responsible for performing firestopping special inspections, smoke control special inspections, fire door inspections, and field review of the overall life safety compliance of the construction of fire and smoke rated walls, means of egress, and other key life safety and fire protection features in accordance with the Maine Uniform Building Code, Rules of the Maine State Fire Marshal, and NFPA 101, the Life Safety Code as adopted by the Joint Commission and Center for Medicare and Medicaid Services. Code Red Consultants worked closely with owner and design team, which consisted of Maine Medical Center, Colliers International, Perkins & Will, and Turner Construction to help ensure that the construction was compliant with the applicable codes and standards. In addition to their inspection role, Code Red Consultants also prepared master life safety drawings for Maine Medical Center.
