Winthrop Center – Boston, MA

Winthrop Center is a new state of the art 53-story, 1.8 million square foot mixed-use residential development located in downtown Boston, MA. The building contains commercial office space on Floors 6-26, residences on Floors 35-62, below grade parking, amenity areas, and an impressive ground floor public atrium known as the Connector. Winthrop Center is the largest Passive House office project in the world, surpassing LEED Platinum to set the most rigorous global standards for energy and efficiency.

Code Red Consultants worked closely with Suffolk Construction Company and Millennium Partners during the construction phase of the project to navigate the life safety inspection and approval processes with Boston Inspectional Services Department (ISD) and the Fire Department (BFD). Specifically, we served as the phased occupancy/turnover consultant, Construction Fire Safety Consultant, Firestopping Special Inspector, and Smoke Control Special Inspector.

Code Red Consultants worked with Millennium Partners in the development of a Phased Occupancy Plan for the building (including phasing of the fire alarm system) which helped to allow the building to open on time with ongoing Connector/upper floor construction while maintaining the necessary levels of fire protection and life safety for the building.

In conjunction with Suffolk Construction, we worked to develop a comprehensive NFPA 241, Construction Fire Safety Program to ensure the project was completed on time while mitigating the risk of fire during construction. Code Red also worked with Millennium Partners to develop and implement an owner’s master construction fire safety program that allowed for building occupancy with continued ongoing base building work.

In serving as both the Firestopping and Smoke Control Special Inspector, our scope was to confirm that all fire rated joint assemblies and penetrations of passive fire rated barriers had been appropriately installed and the buildings stair pressurization, below-grade smoke control, and atrium smoke control systems were adequately installed, commissioned, and integrated ensuring a fire safe environment for building occupants.

Additionally, Code Red worked with Federal Realty Investment Trust and Cranshaw Construction to develop a construction plan that met the requirements of NFPA 241, the expectations of the City of Somerville, and the construction methods of the contractor.

Construction administration-related assistance was provided on an as-needed basis to ensure that the projects remained on track to achieve the target occupancy dates and that compliance with NFPA 241 was maintained as the associated construction operations and hazards changed. The Building officially welcomed residents in September 2021.

The Quinn is a new 273-unit apartment and condominium building located at 370-390 Harrison Avenue in Boston’s South End neighborhood.

The Quinn, Boston, MA

The firm served as the code consultant for both Jacobs and Gensler respectively on the design side of the projects. Our involvement on each respective project included navigating the various code requirements related to the proposed projects in order to achieve the design intent through a combination of traditional and complex methods.

Parcel A, located at the entrance to the Flynn Cruiseport Terminal contains both short duration and extended stay hotel rooms under the Hilton Flag. Guests of the hotel are provided with amenity spaces including a pool, fitness center, business center, and lounge areas. Code Red worked with Suffolk Construction to develop and implement a complex Construction Fire Safety Plan to meet an aggressive project schedule, while maintaining the necessary levels of safety for those constructing the building and the adjacent properties. In addition to support of the construction team, Code Red Consultants performed firestopping special inspection services, ensuring the passive fire protection systems were appropriately installed, and served as the smoke control special inspector to commission the smoke control system within the building while satisfying the requirements of the Boston Fire Department.

The ten-story, 75,000 square foot high-rise building includes six stories of apartments for rent, a two-story culinary school and incubator space for local entrepreneurs, a first-floor restaurant/lobby, capped off by the Level 10 bar and function facility with a large roof deck.

Designed by SGA, Code Red Consultants served as the code consultant on the project and developed a detailed code report documenting compliance with the local building and fire codes, reviewed architectural plans for code compliance, and worked closely with Haverhill’s Building Department to resolve any code-related concerns. Code Red Consultants also served in a Third-Party Review capacity for the project’s sprinkler and fire alarm systems.
