Assembly Row Block 8

The scope of the project included the construction of the Assembly Row Block 8 (Miscela at Assembly Row) mixed used residential and retail building at 485 Foley Street in Somerville, MA. The building is 24-stories and approximately 657,000 square feet, which includes ground level retail spaces, three stories of above grade vehicle and bike parking, and over 500 new apartments.

Code Red Consultants was engaged for construction administration services, which included the development of the residential complex including supporting NFPA 241, Construction Fire Safety Plan compliance and as the Third-Party Firestopping Special Inspector. To support the execution of the project, coordination was completed with the project team to complete third-party inspections for opening protectives in fire-rated wall and floor assemblies as the projects Firestopping Special Inspector. Additionally, Code Red worked with Federal Realty Investment Trust and Cranshaw Construction to develop a construction plan that met the requirements of NFPA 241, the expectations of the City of Somerville, and the construction methods of the contractor.

Construction administration-related assistance was provided on an as-needed basis to ensure that the projects remained on track to achieve the target occupancy dates and that compliance with NFPA 241 was maintained as the associated construction operations and hazards changed. The Building officially welcomed residents in September 2021.

The Quinn, Boston, MA

The building includes Ground Level retail spaces, a combination of core/shell and fit out office spaces, and 6 levels of above grade parking over 14-stories and approximately 600,000 square feet.

Code Red Consultants was engaged for both code consulting and construction administration services for both the Base Building and the PUMA headquarters fit out projects. The firm served as the code consultant for both Jacobs and Gensler respectively on the design side of the projects. Our involvement on each respective project included navigating the various code requirements related to the proposed projects in order to achieve the design intent through a combination of traditional and complex methods.

Code Red Consultants teamed in conjunction with Intercontinental Real Estate Corporation and Suffolk Construction for a new high-rise hotel at Parcel A in Boston, MA. Parcel A, located at the entrance to the Flynn Cruiseport Terminal contains both short duration and extended stay hotel rooms under the Hilton Flag. Guests of the hotel are provided with amenity spaces including a pool, fitness center, business center, and lounge areas. Code Red worked with Suffolk Construction to develop and implement a complex Construction Fire Safety Plan to meet an aggressive project schedule, while maintaining the necessary levels of safety for those constructing the building and the adjacent properties. In addition to support of the construction team, Code Red Consultants performed firestopping special inspection services, ensuring the passive fire protection systems were appropriately installed, and served as the smoke control special inspector to commission the smoke control system within the building while satisfying the requirements of the Boston Fire Department.

Designed by SGA, Code Red Consultants served as the code consultant on the project and developed a detailed code report documenting compliance with the local building and fire codes, reviewed architectural plans for code compliance, and worked closely with Haverhill’s Building Department to resolve any code-related concerns. Code Red Consultants also served in a Third-Party Review capacity for the project’s sprinkler and fire alarm systems.

Parcel JK is the first building to come online in the 4.5 M SF mixed-use Cambridge Crossing neighborhood currently in development by DivcoWest. A variety of core-shell and tenant fire and life safety systems were integrated with the building fire alarm system which required verification of proper control and/or monitoring. These systems included wet- and dry-pipe sprinkler and standpipe, fire pump, bi-directional amplifier system, elevators, fire and/or smoke dampers, HVAC systems, security systems, emergency power, post-fire smoke removal, clean agent fire suppression, and stair pressurization. Code Red Consultants worked in conjunction with John Moriarty & Associates to coordinate requirement and testing across multiple trades to ensure successful testing with the City of Cambridge Building and Fire Departments and on-time delivery of the building to the Owner. The Core Shell Building received its Temporary Certificate of Occupancy in Summer 2019 followed by a Certificate of Occupancy for the Philips North American Innovation Center in the Winter of 2019.

Code Red Consultants provided consulting services for the new Pier Residential building located at 300 Pier 4 Boulevard in Boston’s Seaport District. Designed by CBT Architects and developed by Tishman Speyer, the 9-story, residential building offers scenic ocean views and features two below-grade parking levels, Ground Floor retail spaces, an amenity space, and residential condominium units. The building is adjacent to and interconnected with the Pier 4 Office Tower located at 200 Pier 4 Boulevard which opened in 2018. Code Red Consultants was responsible for commissioning the building’s smoke control systems and achieved BFD approval on the first acceptance test, helping Turner complete and open the project on time. Additionally, in collaboration with Turner Construction Company, KVA, and Tishman Speyer, Code Red worked to develop and implement an owner’s master construction fire safety program that allowed for building occupancy with continued base building and tenant fit-out construction work.
