The Auerbach Center at Boston Landing

Located at 40 Guest Street, The Auerbach Center at Boston Landing is the new world-class practice and training facility of the Boston Celtics. Code Red Consultants provided building and fire code consulting services for the six-story, 160,000 SF mixed-use building, which includes 5,700 SF of ground-floor retail, 190 parking spaces across one level at grade and two levels above grade, and two stories of shell space designated for offices and laboratories. The top two floors house the 70,000 SF practice facility for the Boston Celtics, featuring two NBA regulation basketball courts, a locker room, hospitality space, kitchen facilities, offices, and common areas. A 40-foot glass wall enclosing the practice courts offers prime visibility of the basketball practice facility from the adjacent Massachusetts Turnpike.

Code Red Consultants completed a performance-based analysis to remove fireproofing from steel trusses located above the Celtics practice court. The effort included creating a computational fluid dynamics analysis to evaluate severe case fire scenarios within the double height basketball court to determine the temperature and radiant heat flux to which the steel trusses would be exposed. This study was used to win approval of a state code appeal allowing the desired fireproofing to be removed.

Boston Landing is a 15-acre mixed-use development in the Allston-Brighton neighborhood of Boston that includes the new world headquarters of New Balance Athletics, Inc. and the Boston Bruins practice facility. In addition, the development includes a commuter rail station, additional office buildings, retail and restaurant space, a hotel, and a sports complex.

The Warrior Ice Arena complex at 80-90 Guest Street is part of the larger 15-acre Boston Landing development constructed by New Balance. The new, 10-story mixed-use building contains 230,000 SF of Class A office and laboratory space, 12,000 SF of ground-floor retail, three levels of garage parking, and the 55,000 SF Warrior Ice Arena – the official practice facility of the Boston Bruins.

Code Red Consultants’ services for this building included a third-party design review and special inspection of the building’s smoke control systems, which included two pressurized stair enclosures, pressurized elevators, and an atrium smoke control system. Code Red Consultants worked closely with the construction team to complete inspections in a timely manner in preparation for inspections and testing to be performed by the Boston Fire Department and Inspection Services Department.

The project team includes NB Development Group, Elkus Manfredi Architects, and John Moriarty & Associates General Contractors.

Warrior Ice Arena at Boston Landing

The new, 10-story mixed-use building contains 230,000 SF of Class A office and laboratory space, 12,000 SF of ground-floor retail, three levels of garage parking, and the 55,000 SF Warrior Ice Arena – the official practice facility of the Boston Bruins.

Code Red Consultants’ services for this building included a third-party design review and special inspection of the building’s smoke control systems, which included two pressurized stair enclosures, pressurized elevators, and an atrium smoke control system. Code Red Consultants served as the code consultant for Blueprint Medicines’ new 100,000 SF headquarters at 45 Sidney Street in Cambridge, Mass. Featuring a mix of lab, office, and amenity spaces, the project included renovations to portions of the existing building on each of the five floors. Code Red Consultants consulted to The Richmond Group (design/builders) to review existing conditions in the building and prepare an existing building code analysis that identified any retroactive upgrades triggered in the existing building based on the proposed scope of work. Additionally, Code Red Consultants assisted The Richmond Group and TRIA, the project architect, in developing a control area strategy in accordance with the Massachusetts State Building code based on the presence of regulated chemicals utilized in the laboratory spaces within the building.

Code Red Consultants worked with architecture firm SGA to provide fire protection and life safety code consulting services for the major renovation and construction of this two-story, two-building complex connected by a dramatic atrium lobby. Detailed consulting was provided for the coordination and design of a structurally-independent fire wall sub-dividing the building to meet the building code area limitations. Boylston Properties is the developer and landlord of Linx.

Owned by Alexandria Real Estate Equities, 100 Binney Street in Cambridge’s bustling Kendall Square neighborhood is a 10-story, Class A lab and office building that was completed in fall 2017. Code Red Consultants served as the smoke control special inspector responsible for commissioning the building’s two stair and four elevator pressurization life safety systems. To meet strict project schedule requirements, Code Red Consultants worked through the final night of testing in order for the building to receive its Certificate of Occupancy on the following day. The timely completion of the base building paved the way for interior fit-outs of tenant spaces to begin. Fully leased, the 431,500 SF building is now home to primary tenants Bristol-Myers Squibb and Facebook as well as four venture-backed biotech startups: Foghorn Therapeutics, Sigilon Therapeutics, Tango Therapeutics, and TCR2 Therapeutics.

Elkus Manfredi Associates was the architect and John Moriarty & Associates was the project’s general contractor. Northstar Project and Real Estate Services served as the owner’s project manager.
