The Heights at Haverhill

Located along the Merrimack River, the Heights is a new luxury apartment & mixed-use building offering upscale living and amenities for residential and retail tenants. The ten-story, 75,000 square foot high-rise building includes six stories of apartments for rent, a two-story culinary school and incubator space for local entrepreneurs, a first-floor restaurant/lobby, capped off by the Level 10 bar and function facility with a large roof deck.

Designed by SGA, Code Red Consultants served as the code consultant on the project and developed a detailed code report documenting compliance with the local building and fire codes, reviewed architectural plans for code compliance, and worked closely with Haverhill’s Building Department to resolve any code-related concerns. Code Red Consultants also served in a Third-Party Review capacity for the project’s sprinkler and fire alarm systems.

Re-opening of State-Owned Newton Pavilion to Provide Care to Homeless COVID Patients

As part of the Massachusetts State response to the COVID pandemic, the Newton Pavilion which was purchased from Boston Medical Center was temporarily re-opened to provide care to homeless COVID patients. The building had been sold to the State the previous year and was vacant, as a renovation project was in the works to transform the site to the new home of Lemuel Shattuck Hospital. Code Red Consultants worked with the design team led by the S/L/A/M Collaborative, the Massachusetts Department of Capital and Asset Management (DCAM), Boston Medical Center, who will operate the facility, and State Officials. Our code consulting services were utilized to review the changes necessary for the reopening of the building for the homeless population. Code Red Consultants produced life safety drawings in addition to code compliance reviews and reports on the project.

Maine Medical Center: Coulombe Family Tower Expansion

Maine Medical Center recently completed a two-story addition project to the Coulombe Family Tower on their main campus in Portland, ME. The project included the addition of 64 new single patient bedrooms dedicated to surgical and medical oncology care. The project also included the addition of two new helipads on the roof of the vertical addition. Code Red Consultants was retained directly by Maine Medical Center to serve as an independent third-party inspector during construction. CRC was responsible for performing firestopping special inspections, smoke control special inspections, fire door inspections, and field review of the overall life safety compliance of the construction of fire and smoke rated walls, means of egress, and other key life safety and fire protection features in accordance with the Maine Uniform Building Code, Rules of the Maine State Fire Marshal, and NFPA 101, the Life Safety Code as adopted by the Joint Commission and Center for Medicare and Medicaid Services. Code Red Consultants worked closely with owner and design team, which consisted of Maine Medical Center, Colliers International, Perkins & Will, and Turner Construction to help ensure that the construction was compliant with the applicable codes and standards. In addition to their inspection role, Code Red Consultants also prepared master life safety drawings for Maine Medical Center.

The project included four new luxury low-rise residential buildings with a private booster pump that would be used to augment domestic and fire protection water from the city to the site. The firm was tasked with reviewing the booster pump station to ensure that the design and installation complied with the applicable local and state codes and would also operate as designed.

The booster pump station utilized booster pumps for fire protection service that were not listed fire pumps. Code Red Consultants reviewed the code requirements and compared them to the design in order to determine the adequacy of the pumping station from a code perspective. The City of Quincy was pleased with the result of Code Red Consultants’ review of the project and expressed interest in retaining the firm for future projects of similar scale.

Beach House is a new luxury apartment building prominently situated on a 2.2-acre site along Revere Beach. Offering resort-style living and hotel-inspired amenities with ocean views, the stylish and modern Beach House features 234 luxury apartment residences in a five-story, 234,000 SF building, with one level of below-grade parking.

Code Red Consultants was engaged for NFPA 241 compliance consulting for the new ground-up, stick-built over podium-style residential building. The firm worked with Baystone Development, ICON Architecture, and general contractor Plumb House Inc. to develop a plan that met the requirements of NFPA 241, the expectations of the City of Revere, the construction methods of the contractor, and the schedule and design-related objectives of the developer.

Throughout the project, Code Red Consultants’ role morphed from NFPA 241 planning to construction administration-related assistance and management on an as-needed basis to ensure that the project remained on track to achieve the target occupancy date.
