Prudential Center

Retained by Boston Properties, Code Red Consultants is providing ongoing smoke control special inspection services for all buildings contained in the Prudential Center, including the retail arcade, Prudential Tower, and other office buildings. The firm also provided NFPA 241 Construction Fire Safety documentation, as required by the Boston Fire Department, for the entire portfolio of buildings in the complex.

Code Red Consultants addressed several challenges during this project. The older smoke control systems needed maintenance to achieve compliant performance, as they had not been tested to this rigor in many years. Permits by the Boston Fire Department were also held up until the Construction Fire Safety Programs were developed by the firm.

With Code Red Consultants as a trusted advisor on code compliance issues, Boston Properties is viewed as an innovator in the real estate community for how to organize and compile a comprehensive construction fire safety plan.

Northeastern University Interdisciplinary Science and Engineering Complex

The new Interdisciplinary Science and Engineering Complex (ISEC) at Northeastern University was imagined as a cutting-edge science facility to establish the University as a premier research institution in Boston. Designed by Payette as a hub for collaborative research, the 234,000 SF ISEC is shaped by faculty neighborhoods and wide open, flexible laboratories that surround a central, six-story atrium. A mix of wet labs, dry labs, and computational space on each floor support interdisciplinary research teams.

Code Red Consultants assisted with construction fire safety centering around the development of a comprehensive NFPA 241 program that was sustained throughout original construction of the base building and served as the basis of construction safety throughout all interior fit-out projects. Code Red Consultants worked with Suffolk Construction on the shell and core construction and Skanska for interior fit-out projects, collaborating with both general contractors to address timely permitting and maintenance of a safe work environment for concurrent exterior and interior construction work.

Millennium Tower

Code Red Consultants worked closely with Millennium Partners and Suffolk Construction Company on this iconic, 54-story luxury residential tower that transformed the Boston skyline and Downtown Crossing. This project was erected during a period of heightened awareness of construction fire safety in the Commonwealth of Massachusetts. To that end, Code Red Consultants worked hand in hand with Suffolk Construction to develop and implement a pre-incident fire plan that was viewed by many at the City of Boston ISD/FD as the gold standard. Separately, Code Red Consultants helped the building owner achieve early occupancy while still finalizing construction. This was achieved via close negotiations with city officials, where there was an upfront contract that the fire/life safety systems afforded to building occupants would not be compromised. In this spirit, Code Red Consultants commissioned the building smoke control systems and achieved the Boston Fire Department’s approval on their first acceptance test visit.

Brigham and Women’s Hospital NICU Expansion

Brigham and Women’s Hospital (BWH) completed a three-phase addition and renovation project of the Neonatal Intensive Care Unit (NICU) at the Connors Center for Women’s Health Building. Code Red Consultants was retained directly by the general contractor, Walsh Brothers, to develop a comprehensive NFPA 241 plan that ensured the fire safety of staff, patients, and construction personnel over the course of the project, which was built adjacent to the active NICU and directly over the occupied Labor, Delivery, and Recovery Unit on the fifth Floor.

Upon completion of the expansion, Code Red Consultants helped the NICU maintain continuous occupancy during the subsequent and complicated phased renovation project. This was achieved via negotiations with Boston city officials, where there was an upfront contract that the fire and life safety systems afforded to building occupants would not be compromised. In this spirit, Code Red Consultants recommissioned the building smoke control systems prior to each turn of occupancy and achieved Boston Fire Department approval at each phase’s first acceptance test visit. Code Red Consultants’ hands-on approach ensured that the important NICU facility would open on time.

The Auerbach Center at Boston Landing

Located at 40 Guest Street, The Auerbach Center at Boston Landing is the new world-class practice and training facility of the Boston Celtics. Code Red Consultants provided building and fire code consulting services for the six-story, 160,000 SF mixed-use building, which includes 5,700 SF of ground-floor retail, 190 parking spaces across one level at grade and two levels above grade, and two stories of shell space designated for offices and laboratories. The top two floors house the 70,000 SF practice facility for the Boston Celtics, featuring two NBA regulation basketball courts, a locker room, hospitality space, kitchen facilities, offices, and common areas. A 40-foot glass wall enclosing the practice courts offers prime visibility of the basketball practice facility from the adjacent Massachusetts Turnpike.

Code Red Consultants completed a performance-based analysis to remove fireproofing from steel trusses located above the Celtics practice court. The effort included creating a computational fluid dynamics analysis to evaluate severe case fire scenarios within the double height basketball court to determine the temperature and radiant heat flux to which the steel trusses would be exposed. This study was used to win approval of a state code appeal allowing the desired fireproofing to be removed.

Boston Landing is a 15-acre mixed-use development in the Allston-Brighton neighborhood of Boston that includes the new world headquarters of New Balance Athletics, Inc. and the Boston Bruins practice facility. In addition, the development includes a commuter rail station, additional office buildings, retail and restaurant space, a hotel, and a sports complex.

The project team for the Auerbach Center includes NB Development Group, Elkus Manfredi Architects, and John Moriarty & Associates General Contractors.
