Somerville High School

The scope of the project included the demolition of the existing Somerville High School Building and construction of a new High School at 81 Highland Avenue in Somerville, MA. The building is 6-stories above-grade providing approximately 396,000 square feet of space for programming including classrooms, offices, laboratories, dining, gymnasium and auditorium functions. The High School officially welcomed students in March of 2021 with a capacity to support almost 1,600 students.

Code Red Consultants was engaged for NFPA 241 compliance, third party firestopping special inspection, and smoke control special inspection services. We teamed with PMA Consultants, Suffolk Construction and architect SMMA to both develop a plan that met the requirements of NFPA 241, the expectations of the City of Somerville, and the construction methods of the contractor. Additionally, Code Red coordinated with the project team to complete third party inspections for opening protectives in fire-rated wall and floor assemblies and for the buildings smoke control systems.

Throughout the project, Code Red Consultants provided construction administration-related assistance and management on an as-needed basis to ensure that the project remained on track to achieve the target occupancy date and that compliance with NFPA 241 was maintained as the associated construction operations and hazards changed.

Since that time, CRC has continued to provide support on a project-by-project basis to ensure that a consistent control area compliance approach in accordance with the Massachusetts State Building Code and Comprehensive Fire Code was implemented. The control area compliance strategy includes navigating challenges such as vertical openings and building connections with varying construction types. Most recently, Code Red Consultants provided support associated with obtaining flammable licenses with the City of Cambridge for two of the buildings on campus to support the evolving needs of the multi-tenant laboratory tenants. Additional work on campus includes the preparation of NFPA 241 Construction Fire Safety Plans as well as egress and accessibility consulting services.

Bower is an approximately 430,000 square foot mixed-use high rise, with 312 dwelling units spread across two towers – one 9 stories, the other 14 stories plus mechanical and amenity levels. Both towers share a common three-story podium, with two levels of enclosed parking and an additional level of core-shell retail space. The project also shares air rights over the MBTA’s Lansdowne Commuter Rail station and included renovations to the station’s platform and access from Beacon Street.

Code Red Consultants partnered with the developer, Gerding Edlen, and general contractor, John Moriarty & Associates (JMA), to develop an NFPA 241 Construction Fire Safety Plan and a Phased Occupancy Plan for the complex site that spreads across multiple jurisdictions. Code Red additionally served as the special inspector to commission the smoke control systems in the building, which were also brought online in a phased approach in the two towers.

The Smith is the newest apartment community in Boston’s South End. This phase includes 11-stories, below grade parking and boosts multiple tenant amenities, including green space at the ground floor courtyard as well as a rooftop pool.

Code Red Consultants teamed with CBT Architects and Leggat McCall Properties to provide fire protection and life safety consulting services as part of the design and construction of the new residential tower. Our construction services included the development of a NFPA 241 Construction Fire Safety Plan and responsibility for performing smoke control special inspections of the building’s pressurized stairs.

NEMA Boston

NEMA Boston is located in the Seaport neighborhood at 399 Congress Street and considered as Boston’s smartest new apartment residence. The building is 21-stories in height with three subgrade parking levels and consists largely of dwelling units with accessory parking. The top floor is dedicated to amenities and contains a skyline pool framed by Boston’s breathtaking views.

Code Red Consultants was retained by the building owner, Crescent Heights, to provide fire protection and life safety consulting services as part of the project. Our services included the development of a NFPA 241 Construction Fire Safety Plan to provide the Boston Fire Department with key life safety site and system information necessary in the event of a fire or other emergency. The document summarized the logistics associated with site access and active fire protection and life safety systems at the time of response. In collaboration with John Moriarty & Associates (JMA), Code Red Consultants also worked to develop and implement a phased occupancy plan and an owner’s master construction fire safety program to allow for lower levels of the building to be occupied in phases while construction continued on the upper levels.

Code Red Consultants was also responsible for performing Smoke Control Special Inspections of the building’s pressurized stairways. During inspection, the smoke control special inspector (SCSI) verified that the smoke control equipment and system complied with the requirements contained within the applicable codes. To achieve this, Code Red Consultants performed drawing reviews of shop submittals, participated in meetings with the design team and AHJ’s, conducted site visits to witness duct leakage testing and to review damper locations and installation, and piloted comprehensive integrated testing of the smoke control, fire alarm, fire protection systems, and electrical systems. The systems were accepted by the Boston Fire Department on the first acceptance test, helping JMA and Crescent Heights complete the project.

The project also included the addition of two new helipads on the roof of the vertical addition. Code Red Consultants was retained directly by Maine Medical Center to serve as an independent third-party inspector during construction. CRC was responsible for performing firestopping special inspections, smoke control special inspections, fire door inspections, and field review of the overall life safety compliance of the construction of fire and smoke rated walls, means of egress, and other key life safety and fire protection features in accordance with the Maine Uniform Building Code, Rules of the Maine State Fire Marshal, and NFPA 101, the Life Safety Code as adopted by the Joint Commission and Center for Medicare and Medicaid Services.
