Lafayette College Rockwell Integrated Sciences Center

Designed by Payette and serving as the new departmental home for Biology and Computer Science, the Integrated Sciences Center at Lafayette College is a 5-story building on a central campus courtyard that includes teaching labs, research labs, offices, a café, a rooftop greenhouse, and a spatially dynamic atrium that extends four stories. Code Red Consultants had several roles to play on the project both in design and during construction. During design, we provided fire protection and life safety code consulting services. The nature of the laboratory-focused facility necessitated our expertise on the use/storage of hazardous materials as well as the location and distribution of fire-separated control areas throughout the building. Strategic coordination was necessary given the adjacent central atrium, which was a focal point of the structure. We documented the code compliance approach of the fire-rated separations and egress compliance in a set of life safety drawings we developed for the permit submission. Due to the unique geometry of the atrium and requirement for emergency smoke exhaust, we also provided performance-based fire/smoke modeling services to evaluate tenability during egress and help size the roof-mounted exhaust fans and natural supply locations.

During construction, Code Red Consultants also served as the project smoke control special inspector. In this capacity, we were responsible for conducting design and shop drawing level documentation reviews across multiple disciplines, development of test plans for building smoke control, conducting field inspections during construction, and verifying performance of the smoke control system at the completion of construction. Code Red Consultants worked in conjunction with Turner Construction to coordinate testing within the building to ensure successful final acceptance testing by the City of Easton Building and Fire Departments and on-time delivery of the building to the Owner. The building was available to be shown off for an open house and tours on the first day of the Fall 2019 semester.

Cambria Hotel – High-Rise Boutique Hotel

Six West Broadway is the home of the new 14-story, 159 room, Cambria Hotel Boston, the city’s newest boutique hotel located in South Boston. Hotel amenities include a fitness center, meeting rooms and a banquet room with expansive city views. A restaurant is located on the hotel’s ground level with service to a seasonal roof deck restaurant & lounge. Adding a unique twist, the restaurant has a literary motif, featuring a collection of antique typewriters, and antique books by Boston publishers, featuring Boston subjects and even includes some first editions!

Code Red Consultants was retained by the General Contractor, Consigli Construction Co., to provide fire protection and life safety consulting services as part of the project. Our services included preparation of an NFPA 241 Plan Construction Fire Safety Plan which addressed the construction from the beginning of the foundation pour all the way through the final certificate of occupancy stages. The Plan was developed to provide the Boston Fire Department with key life safety site and system information necessary in the event of a fire or other emergency. The document summarized the logistics associated with site access and active fire protection and life safety systems at the time of response.

Additionally, Code Red Consultants was responsible for performing Smoke Control Special Inspections of the building’s pressurized stairways. During inspection, the Smoke Control Special Inspector (SCSI) verified that the smoke control equipment and system complied with the requirements contained within the applicable codes. To achieve this, Code Red Consultants performed drawing reviews of shop submittals, participated in meetings with the design team and AHJ’s, conducted site visits to witness duct leakage testing and to review damper locations and installation, and piloted comprehensive integrated testing of the smoke control, fire alarm, fire protection systems, and electrical systems.

Code Red Consultants’ services included development of a comprehensive code report, preparation of life safety plans, and verification of construction details.

Serving in a consulting role, Code Red Consultants was able to provide valuable guidance across both design and construction for a complex residential project, resulting in the successful completion and opening of the new River House.

Code Red Consultants provided consulting services for the new Pier 4 Office Tower in Boston’s Seaport District. Designed by Elkus Manfredi Architects and developed by Tishman Speyer, the 13-story, 375,000 SF office tower offers scenic ocean views and features three below-grade parking levels, ground-floor retail spaces, a fitness center, and an amenity roof terrace. The building is currently owned by CommonWealth Partners.

Longwood Medical Helipad

One of Boston’s world-renowned medical facilities recently completed a new helipad to jointly serve their own and other neighboring facilities in the Longwood Medical Area. Designed by NBBJ and constructed by Walsh Brothers, the new helipad sits 262 feet high on top of the Tower roof, more than 50 feet above the old helipad landing site. The new and improved helipad is larger and can accommodate heavier aircraft, including those used by the U.S. Coast Guard for medical emergencies from offshore sites. As part of the project, two of the existing elevators were extended two stories to reach the new helipad.

Code Red Consultants served as the code consultant, responsible for developing a detailed code report documenting compliance with the Massachusetts State Building Code and NFPA 418, Standard for Heliports, associated with this unique project. This report was utilized as the basis for review and approvals by the Boston Inspectional Services Department and Boston Fire Department. During construction, Code Red Consultants was also responsible for developing an NFPA 241 Construction Fire Safety Plan to assist with Fire Department and emergency responder response and to help ensure that the property and hospital patients, staff, and visitors were safe at all times.

Code Red Consultants also provided consulting services for all phases of the project, including assisting Elkus Manfredi (interiors architect) with the development of assembly permit drawings and collaborating with the installing fire alarm contractor to generate phased fire alarm design drawings Serving in a consulting role, Code Red Consultants provided valuable guidance, insight and expertise for this complex adaptive reuse project in the heart of downtown Boston.
