UPENN Virtua Health Proton Facility

Proton therapy is a form of cancer treatment which does not use typical radiation, instead specifically targeting cancerous cells without harming other areas of the body. Due to the nature of the treatment, proton therapy requires a dedicated vault of substantial concrete construction. Code Red Consultants assisted Tsoi Kobus Design on the Penn Medicine Proton Therapy addition to the existing Virtua Voorhees campus in Voorhees Township, NJ. The new facility in Voorhees is the first proton therapy facility in southern New Jersey. The facility was designed by Tsoi Kobus Design, architect of record, a global leader in the design of proton therapy facilities. Additionally, it will be operated by the global proton therapy leader Penn Medicine. Code Red Consultants served as the code consultant on the design side of the project, assisting TKD in navigating complex code requirements relating to the addition to the existing building, related to both the Building Code of New Jersey and NFPA 101, Life Safety Code. Currently under construction, the facility plans to open in early 2022

The 43,000-square-foot building will house residential units for rent and will utilize a unique CLT & mass timber building system allowing for generous floor heights with exposed wood ceilings.

Designed by Monte French Design Studio, Code Red Consultants served as the code consultant on the project and developed a detailed code approach documenting compliance with the local building and fire codes and reviewed architectural plans for code compliance. At the center of the code approach was a State Building Code Variance received for the use of the CLT/Mass Timber construction in a 7-story residential building under the 9th Edition of 780 CMR.  Code Red Consultants also served in a construction fire safety capacity, developing the NFPA 241 Plan for the project.

Fitchburg City Hall

Fitchburg City Hall was originally built in 1853 and saw a large addition in 1879 to expand to meet existing needs. While they were some renovations done throughout the years, it wasn’t until 2020 that the structure was completely stripped down to the framework and rebuilt in a modernized fashion. Code Red Consultants assisted Icon Architecture to bring their 21st century design to fruition by assisting the team in navigating the code paths for a safe building incorporating today’s architectural goals. Existing floors were opened to provide a grand entry and to provide light and communication throughout the circulation paths and working spaces. Adequate separations and staggered double height spaces were coordinated to maintain fire safety in the historic structure.

As part of the extensive interior work, floors were redesigned and installed to align differing heights allowing for easier and more accessible navigation through the civic building. New town administration spaces were created throughout allowing for more efficient town services. Building accessibility was vastly improved via the new front ramped entryway and front elevator. Exterior facade improvements, and site work rounded out the design to make the Fitchburg City Hall stand out as a modern municipal building with a historic feel.

Code Red Consultants assisted GMI Architects, the architect of record, on the recent full building renovation at 10 Carematrix Drive in Dedham, MA. Previously a vacant nursing home, the building is now utilized as both a residential care and inpatient care facility for individuals with eating disorders for both teens and adults. Now the largest 24-hour residential and inpatient care facility for individuals with eating disorders in the country, the facility is maintained and operated by Walden Behavioral Care. Code Red Consultants served as the code consultant on the design side of the project, assisting GMI in navigating complex code requirements relating to the change of use project relating to both the Massachusetts State Building Code and NFPA 101, Life Safety Code.

Gables Seaport is located in the Seaport neighborhood of Boston, Massachusetts at 501 Congress Street. The 23-story apartment building is largely comprised of dwelling units, amenity areas, and accessory parking. Building amenities are largely centralized on the Third Floor which contains an outdoor terrace with a swimming pool and outdoor lounge with breathtaking views of the surrounding Seaport District.

Code Red Consultants was retained by the General Contractor, Suffolk Construction Company, Inc., to provide fire protection and life safety consulting services as part of the project. Our services included the development of a NFPA 241 Construction Fire Safety Plan to provide the Massport Fire Department with key life safety site and system information necessary in the event of a fire or other emergency. The document summarized the logistics associated with site access and active fire protection and life safety systems at the time of response. In addition, Code Red Consultants performed routine site visits over the course of construction to verify that compliance with the NFPA 241 Plan was maintained.

Code Red Consultants was also responsible for performing Smoke Control Special Inspections of the building’s two pressurized stairways. During inspection, the smoke control special inspector (SCSI) verified that the smoke control equipment and system complied with the requirements contained within the applicable codes. To achieve this, Code Red Consultants performed drawing reviews of shop submittals, participated in meetings with the design team and AHJ’s, conducted site visits to witness duct leakage testing and to review damper locations and installation, and piloted comprehensive integrated testing of the smoke control, fire alarm, fire protection systems, and electrical systems.

Code Red Consultants worked closely with AECOM/Tishman throughout construction to navigate several fire protection and life safety inspection and approval processes with Boston Inspectional Services Department (ISD) and the Fire Department (BFD) to help complete a premium luxury residential high-rise.

Code Red Consultants was responsible for developing and assisting in the implementation the Phased Occupancy Plan to facilitate the project delivery in five separate turns (TCOs).
