Hyatt Centric Faneuil Hall

The Hyatt Centric Faneuil Hall Boston project consisted of the renovation and addition to an existing office building in Downtown Boston to create a new boutique hotel located at Congress Square. Code Red Consultants provided services directly to building ownership and general contractor, Consigli, including the development of NFPA 241 Construction Fire Safety Programs and the performance of Smoke Control Special Inspections.

Code Red Consultants developed Construction Fire Safety Programs that illustrated compliance with the standard while being cognizant of nearby adjacent buildings that were also under construction or occupied as well as the new Quaker Lane pedestrian area taking shape to the rear of the property. Directly adjacent to the Congress Black Development, the coordination of multiple construction sites was necessary in order to maintain safety for the surrounding buildings. This tight construction site provided multiple challenges throughout construction. The project was successfully completed without incident.

The Beverly is a new 484,000 SF workforce and affordable housing development at 101 Beverly Street in Boston’s North Station neighborhood. The mixed-use building offers 239 income-targeted apartments with top amenities, a hotel, and ground floor retail in a premier transit-oriented location. The 14-story tower was designed by CBT Architects and built by Consigli Construction.

Code Red Consultants worked with owner/developer Related Beal, Consigli, and the City of Boston to create a comprehensive Construction Fire Safety (NFPA 241) Plan for this project. The NFPA 241 Plan was developed to address fire safety concerns for the occupants of the building (including construction workers and residents), pedestrians and adjacent buildings, and emergency first responders from the initial excavation phase all the way through to occupancy.

In addition, Related Beal wished to occupy the building before construction was complete. Code Red Consultants collaborated with Consigli and the City to identify compliance with the applicable codes and standards and illustrate the manner in which compliance would be achieved during the time active construction was ongoing while the building became partially occupied. The Beverly

South Bay Expansion

Code Red Consultants worked closely with joint developers EDENS and Pritzker Group, architecture firm Stantec, and general contractor Lee Kennedy Company on this massive 11-acre development and expansion of the existing South Bay Shopping Center in Dorchester. The 700,000 SF mixed-use development added five new buildings and approximately 475 residential units, 120,000 SF of retail space, a 60,000 SF cinema, and a 130-room hotel. A total of five new buildings were built.

The first three buildings achieved early occupancy in November 2017, a significant achievement considering they were erected in the midst of a heightened awareness of construction fire safety in the Commonwealth of Massachusetts. To that end, Code Red Consultants worked in parallel with Lee Kennedy to develop and implement a pre-incident fire plan and construction safety policies that allowed for a phased occupancy and permitted retailers the all-important opportunity to open their doors on Black Friday, and even construction continued on upper levels. This was achieved via continuous negotiations with City of Boston officials, where there was an upfront contract that the fire/life safety systems afforded to building occupants would not be compromised.

Code Red Consultants served as a trusted advisor to EDENS on South Bay, the real estate firm’s first major development project in Boston.

Hampton Inn

Code Red Consultants was retained to design a retrofit fire alarm system for the Hampton Inn located at 230 Lee Burbank Hwy. in Revere, Mass. The existing seven-story hotel is approximately 125,400 SF, with amenities including conference rooms, dining facilities, and a pool. The building needed to remain occupied and functional throughout the retrofit.

The challenge for this project was to maintain the existing fire alarm system in a working manner while the new fire alarm system was retrofit in parallel – essentially, running two fire alarm systems simultaneously. This required the implementation of wireless smoke detectors in order to initiate elevator recall functionality while the new and old systems were operating jointly during the installation. The new fire alarm system was installed by Davco Security Systems and accepted in phases by the Revere Fire Department. Code Red Consultants’ successful negotiations with Revere Building and Fire Officials provided the project with an extended timeframe for installation, the use of two systems running in parallel, and several code interpretations.

Hampton Inn

Code Red Consultants was retained to provide design assistance and third party review services of a retrofit fire alarm system for the Hampton Inn located at 230 Lee Burbank Hwy. in Revere, Mass. The existing seven-story hotel is approximately 125,400 SF, with amenities including conference rooms, dining facilities, and a pool.

The intent of this project was to install a new emergency voice and alarm communication system (EVACS) in an existing, occupied building without affecting the existing fire alarm system. There are several challenges with installing a fire alarm system in an existing building; identifying best-fit installation locations, achieving and maintaining required survivability, etc., all of which is in addition to the prerequisite for the building to remain occupied and functional throughout the retrofit.

The new EVAC system was designed and installed by Davco Security Systems and accepted in phases by the Revere Fire Department. The design team’s successful negotiations with Revere Building and Fire Officials afforded the project an extended timeframe for installation and several code interpretations.

The Auerbach Center at Boston Landing

Located at 40 Guest Street, The Auerbach Center at Boston Landing is the new world-class practice and training facility of the Boston Celtics. Code Red Consultants provided building and fire code consulting services for the six-story, 160,000 SF mixed-use building, which includes 5,700 SF of ground-floor retail, 190 parking spaces across one level at grade and two levels above grade, and two stories of shell space designated for offices and laboratories. The top two floors house the 70,000 SF practice facility for the Boston Celtics, featuring two NBA regulation basketball courts, a locker room, hospitality space, kitchen facilities, offices, and common areas. A 40-foot glass wall enclosing the practice courts offers prime visibility of the basketball practice facility from the adjacent Massachusetts Turnpike.

Code Red Consultants completed a performance-based analysis to remove fireproofing from steel trusses located above the Celtics practice court. The effort included creating a computational fluid dynamics analysis to evaluate severe case fire scenarios within the double height basketball court to determine the temperature and radiant heat flux to which the steel trusses would be exposed. This study was used to win approval of a state code appeal allowing the desired fireproofing to be removed.

Boston Landing is a 15-acre mixed-use development in the Allston-Brighton neighborhood of Boston that includes the new world headquarters of New Balance Athletics, Inc. and the Boston Bruins practice facility. In addition, the development includes a commuter rail station, additional office buildings, retail and restaurant space, a hotel, and a sports complex.

The project team for the Auerbach Center includes NB Development Group, Elkus Manfredi Architects, and John Moriarty & Associates General Contractors.
