11 East Lenox – CLT & Mass Timber Residential

Currently in development, the new 11 East Lenox project is a 7-story cross-laminated timber (CLT) & mass timber Passive House multifamily in Boston. The 43,000-square-foot building will house residential units for rent and will utilize a unique CLT & mass timber building system allowing for generous floor heights with exposed wood ceilings.

Designed by Monte French Design Studio, Code Red Consultants served as the code consultant on the project and developed a detailed code approach documenting compliance with the local building and fire codes and reviewed architectural plans for code compliance. At the center of the code approach was a State Building Code Variance received for the use of the CLT/Mass Timber construction in a 7-story residential building under the 9th Edition of 780 CMR.  Code Red Consultants also served in a construction fire safety capacity, developing the NFPA 241 Plan for the project.

Walden Behavioral Care Center for Recovery

Code Red Consultants assisted GMI Architects, the architect of record, on the recent full building renovation at 10 Carematrix Drive in Dedham, MA. Previously a vacant nursing home, the building is now utilized as both a residential care and inpatient care facility for individuals with eating disorders for both teens and adults. Now the largest 24-hour residential and inpatient care facility for individuals with eating disorders in the country, the facility is maintained and operated by Walden Behavioral Care. Code Red Consultants served as the code consultant on the design side of the project, assisting GMI in navigating complex code requirements relating to the change of use project relating to both the Massachusetts State Building Code and NFPA 101, Life Safety Code.

Waterside Place II

Gables Seaport is located in the Seaport neighborhood of Boston, Massachusetts at 501 Congress Street. The 23-story apartment building is largely comprised of dwelling units, amenity areas, and accessory parking. Building amenities are largely centralized on the Third Floor which contains an outdoor terrace with a swimming pool and outdoor lounge with breathtaking views of the surrounding Seaport District.

Code Red Consultants was retained by the General Contractor, Suffolk Construction Company, Inc., to provide fire protection and life safety consulting services as part of the project. Our services included the development of a NFPA 241 Construction Fire Safety Plan to provide the Massport Fire Department with key life safety site and system information necessary in the event of a fire or other emergency. The document summarized the logistics associated with site access and active fire protection and life safety systems at the time of response. In addition, Code Red Consultants performed routine site visits over the course of construction to verify that compliance with the NFPA 241 Plan was maintained.

Code Red Consultants was also responsible for performing Smoke Control Special Inspections of the building’s two pressurized stairways. During inspection, the smoke control special inspector (SCSI) verified that the smoke control equipment and system complied with the requirements contained within the applicable codes. To achieve this, Code Red Consultants performed drawing reviews of shop submittals, participated in meetings with the design team and AHJ’s, conducted site visits to witness duct leakage testing and to review damper locations and installation, and piloted comprehensive integrated testing of the smoke control, fire alarm, fire protection systems, and electrical systems.

The Sudbury, a luxury apartment/condominium residential tower, is the first of three major towers to be built as part of the redeveloped Government Center Garage, (aka Bulfinch Crossing / One Congress). Code Red Consultants worked closely with AECOM/Tishman throughout construction to navigate several fire protection and life safety inspection and approval processes with Boston Inspectional Services Department (ISD) and the Fire Department (BFD) to help complete a premium luxury residential high-rise.

Bower: Fenway Center – Mixed-Use High-Rise Towers

Bower is the first phase of the Fenway Center project, a group of high-rise buildings along Boston’s Beacon Street near Fenway Park. Bower is an approximately 430,000 square foot mixed-use high rise, with 312 dwelling units spread across two towers – one 9 stories, the other 14 stories plus mechanical and amenity levels. Both towers share a common three-story podium, with two levels of enclosed parking and an additional level of core-shell retail space. The project also shares air rights over the MBTA’s Lansdowne Commuter Rail station and included renovations to the station’s platform and access from Beacon Street.

Code Red Consultants partnered with the developer, Gerding Edlen, and general contractor, John Moriarty & Associates (JMA), to develop an NFPA 241 Construction Fire Safety Plan and a Phased Occupancy Plan for the complex site that spreads across multiple jurisdictions. Code Red additionally served as the special inspector to commission the smoke control systems in the building, which were also brought online in a phased approach in the two towers.

This first phase of occupancy included both a new 6-story residential apartment building along with the conversion of the existing St. Gabriel’s Monastery and Church Buildings. The latter two historic buildings now serve as new residential apartments and amenities spaces.

Code Red Consultants teamed with CUBE 3 Studio for the design of the new 6-story residential apartment building featuring 5-stories of wood framed construction above a podium consisting of more than 500,000 SF. Additionally, Code Red Consultants was engaged for NFPA 241 compliance and phased occupancy services associated with both the new construction and renovation projects within the development. The firm worked with Cabot, Cabot & Forbes, Consigli Construction, and John Moriarty & Associates to verify that compliance with NFPA 241 was maintained as the associated construction operations and hazards changed, as well to develop a successful partial occupancy plan approved by the city.

The building is 21-stories in height with three subgrade parking levels and consists largely of dwelling units with accessory parking. The top floor is dedicated to amenities and contains a skyline pool framed by Boston’s breathtaking views.

Code Red Consultants was retained by the building owner, Crescent Heights, to provide fire protection and life safety consulting services as part of the project. Our services included the development of a NFPA 241 Construction Fire Safety Plan to provide the Boston Fire Department with key life safety site and system information necessary in the event of a fire or other emergency. The document summarized the logistics associated with site access and active fire protection and life safety systems at the time of response. In collaboration with John Moriarty & Associates (JMA), Code Red Consultants also worked to develop and implement a phased occupancy plan and an owner’s master construction fire safety program to allow for lower levels of the building to be occupied in phases while construction continued on the upper levels.
