Loyola University’s Center for Innovation and Collaborative Learning

Originally constructed on the Campus of Loyola University in 1992, Beatty Hall was transformed into The Fernandez Center for Innovation and Collaborative Learning through a substantial renovation and expansion project led by Shepley Bulfinch. The newly renovated building serves as the central hub for the campus community and features active learning classrooms, creative labs and innovation spaces, career centers, interactive lounges, and a café.  In addition, the building also features a four-story atrium to enhance the communication amongst all floors in the building.

Code Red Consultants was responsible for developing and presenting the building’s code compliance approach to the City of Baltimore’s Building and Fire Departments. Code Red Consultants’ services included building, fire, and accessibility code consulting as well as performance-based design analysis of the atrium smoke control system using a computational fluid dynamics computer model.

Code Red Consultants was responsible for developing and presenting the building’s code compliance approach to the City of Baltimore’s Building and Fire Departments. Code Red Consultants’ services included building, fire, and accessibility code consulting as well as performance-based design analysis of the atrium smoke control system using a computational fluid dynamics computer model.

Boynton Yards – 101 South Street

101 South Street in Somerville, MA is the first of three, state-of-the-art life science buildings on the Boynton Yards campus. The building is nine-stories in height, with a footprint area of approximately 35,000 square feet.  It contains four levels of below grade parking, a ground floor lobby and future retail space(s), shell and core future offices/labs on levels 2-9, and two mechanical penthouse levels. Code Red Consultants worked closely with the Architect (SGA), Developer (Leggat McCall Properties), and General Contractor (Shawmut Design and Construction) to provide a full suite of fire protection and life safety consulting services over the course of both the design and construction phases of the project.

For the design phase of the project, Code Red Consultants served as the project code consultant to SGA to provide fire protection and life safety code consulting services. Our involvement included navigating the various code requirements related to the building with an objective of meeting the project’s design intent.

During the construction phase of the project, Code Red Consultants assisted in the development of a NFPA 241 Construction Fire Safety Plan to provide the Somerville Fire Department with key life safety site and system information necessary in the event of a fire or other emergency. The document summarized the logistics associated with site access and active fire protection and life safety systems at the time of response. In collaboration with Leggat McCall, Code Red Consultants also worked to develop an owner’s master construction fire safety program for the initial shell and core occupancy of the building. Lastly, Code Red Consultants was responsible for serving as the Smoke Control Special Inspector (SCSI) for the building’s pressurized stairways. During inspection, the SCSI verified that the smoke control equipment and system complied with the requirements contained within the applicable codes. To achieve this, Code Red Consultants performed drawing reviews of shop submittals, participated in meetings with the design team and AHJ’s, conducted site visits to witness duct leakage testing and to review damper locations and installation, and piloted comprehensive integrated testing of the smoke control, fire alarm, fire protection systems, and electrical systems. The systems were accepted by the Somerville Fire Department on the first acceptance test, helping Shawmut and Leggat McCall complete the project.

Code Red Consultants served as the code consultant on the project and developed a detailed code approach documenting compliance with the local building and fire codes and reviewed architectural plans for code compliance. At the center of the code approach was an alternative compliance approach to allow for additional floor area in the existing building as well as a State Plumbing Code Variance received for the use of gang restrooms consisting of gender-neutral water closets and shared lavatories. Code Red Consultants also assisted in the development of a unique vertical opening approach consisting of a series of two-story vertical openings separated by movable fire shutters to provide interconnection between three floors while maintaining compliance with the 9th Edition of 780 CMR.

In addition to support of the construction team, Code Red Consultants performed firestopping special inspection services, ensuring the passive fire protection systems were appropriately installed, and served as the smoke control special inspector to commission the smoke control system within the building while satisfying the requirements of the Boston Fire Department.

The ten-story, 75,000 square foot high-rise building includes six stories of apartments for rent, a two-story culinary school and incubator space for local entrepreneurs, a first-floor restaurant/lobby, capped off by the Level 10 bar and function facility with a large roof deck.

Designed by SGA, Code Red Consultants served as the code consultant on the project and developed a detailed code report documenting compliance with the local building and fire codes, reviewed architectural plans for code compliance, and worked closely with Haverhill’s Building Department to resolve any code-related concerns. Code Red Consultants also served in a Third-Party Review capacity for the project’s sprinkler and fire alarm systems.

UMass Lowell Coburn Hall

In January 2020, UMass Lowell moved back into the University’s original academic Building, Coburn Hall. This building underwent a dramatic $47 million renovation, restoration and expansion. Working closely with CBT Architects, this challenging project successfully maintained the historic fabric of the 123-year-old building while allowing for necessary upgrades to the facility including modernized classroom and office spaces, accessibility upgrades, and new MEPFP systems. The most noticeable change to the building is a four-story, 14,000-square-foot addition at the rear of the existing 60,000 SF facility. Beyond providing an accessible entrance to Coburn Hall’s lower level, the addition includes a second-floor hallway (lined with offices) that provides an accessible “bridge” between the building’s two wings. Code Red Consultants served in the role of fire protection, life safety, and accessibility code consultant on the project.

Cambria Hotel

Six West Broadway is the home of the new 14-story, 159 room, Cambria Hotel Boston, the city’s newest boutique hotel located in South Boston. Hotel amenities include a fitness center, meeting rooms and a banquet room with expansive city views. A restaurant is located on the hotel’s ground level with service to a seasonal roof deck restaurant & lounge. Adding a unique twist, the restaurant has a literary motif, featuring a collection of antique typewriters, and antique books by Boston publishers, featuring Boston subjects and even includes some first editions!

Code Red Consultants was retained by the General Contractor, Consigli Construction Co., to provide fire protection and life safety consulting services as part of the project. Our services included preparation of an NFPA 241 Plan Construction Fire Safety Plan which addressed the construction from the beginning of the foundation pour all the way through the final certificate of occupancy stages. The Plan was developed to provide the Boston Fire Department with key life safety site and system information necessary in the event of a fire or other emergency. The document summarized the logistics associated with site access and active fire protection and life safety systems at the time of response.

Additionally, Code Red Consultants was responsible for performing Smoke Control Special Inspections of the building’s pressurized stairways. During inspection, the Smoke Control Special Inspector (SCSI) verified that the smoke control equipment and system complied with the requirements contained within the applicable codes. Located in the center of the Stonehill College campus quad, the new Leo J. Meehan School of Business is designed to enhance the College’s already strong business programs with cutting-edge technologies and adaptive, modern classrooms and collaboration spaces.

The building is named after the current CEO of W.B. Mason, who graded from the school in 1975. Costing $35 million and covering 63,450 square feet, the building is home to 34 faculty members in accounting, finance, international business, management, marketing, economics, and healthcare administration. The building’s architecture follows in line with the Georgian theme on campus. The interior is designed to become the hub for the business school community, generating a “buzz” that energizes business education and encourages students to network with peers and faculty. A prime space for social networking, the hub is a place to check email, the day’s events on Bloomberg news or connect with fellow entrepreneurs outside the maker space.

Serving as the project’s code consultant, Code Red Consultants was responsible for developing and presenting the building’s code compliance approach to the Town of Easton’s Building and Fire Departments. Teamed with the S/L/A/M Collaborative, Code Red Consultants served as the code consultant on the project and was responsible for developing a compliance approach that aligned with the needs and goals for the building.
