Maine Medical Center: Malone Family Tower Expansion, Portland, ME

The Malone Family Tower at Maine Medical Center—a state-of-the-art, 300,000-square-foot facility on Congress Street in Portland—marked the final phase of the hospital’s major expansion and modernization initiative. Designed to support cardiac and cardiovascular care, the eight-story tower features 96 private patient rooms, 10 operating rooms, 9 procedure rooms, and 40 pre- and post-procedure beds. Atop the tower sits a 20,000-square-foot sterile processing department that supports all surgical and procedural activities within the facility.

Code Red Consultants provided a comprehensive suite of services, including firestopping and smoke control special inspections, fire door inspections, and field reviews focused on overall life safety compliance. Our team verified the construction of fire- and smoke-rated assemblies, means of egress, and other critical life safety and fire protection systems in accordance with the Maine Uniform Building Code, the Rules of the Maine State Fire Marshal, and NFPA 101: Life Safety Code, as adopted by The Joint Commission and the Centers for Medicare & Medicaid Services (CMS).

In collaboration with Maine Medical Center, Colliers International, Perkins&Will, and Turner Construction, Code Red Consultants worked closely with project stakeholders to ensure alignment with all applicable codes and standards. In addition to inspection services, Code Red Consultants also developed master life safety drawings for Maine Medical Center, which now serve as a foundational tool for accreditation and licensing inspections.

This state-of-the-art hockey arena features 3,100 seats, 12 private suites, and a range of support facilities designed for student-athletes, staff, and Vikings fans. Supporting the university’s new Division 1 Hockey Program, which was added in 2021, the arena features state-of-the-art strength and conditioning facilities, classroom and meeting spaces, sports medicine areas, team lounge spaces, coaching offices, and a Vikings athletic apparel shop. The facility also contains a full team suite for the Women’s Soccer program.

Code Red Consultants partnered with JLG Architects as the Code Consultant, focusing on the complex code requirements for large assembly spaces. Our services included a comprehensive egress analysis to verify adequate egress for all anticipated events within the building and on the ice. Code Red Consultants addressed the unique challenges of high occupant densities and varying configurations in the multifunction space, evaluating each event scenario to validate compliance with relevant codes and ensure safety for building occupants.

The property marks the first mixed-use development in North America for the illustrious, world-renowned, 136-year-old Raffles Hotels & Resorts brand and writes a new story for Boston’s hospitality and real estate industries. The 35-story, $400 million+ LEED Gold building is an urban oasis where global cultures and local influences converge. Offering an unprecedented hotel experience in the heart of the city’s Back Bay, Raffles Boston features 147 guestrooms and 16 distinct gathering spaces. From top to bottom, Raffles Boston showcases and celebrates what makes the Raffles brand so special: a sense of adventure and style, gracious and intuitive hospitality, and thoughtful, locally inspired design, all while enhancing the cosmopolitan charm of the Back Bay.

Code Red Consultants worked with The Architectural Team, Suffolk Construction, Noannet Group, Saunders Hotel Group, and Cain International to provide a variety of fire protection and life safety related engineering services on the project. Code Red served as the Firestopping Special Inspector providing inspections for opening protectives in fire-rated wall and floor assemblies and the Smoke Control Special Inspector reviewing design documentation and commissioning the two-building stairway pressurization smoke control systems. Additionally, the firm worked with the Suffolk Construction and Owner representation develop both a Phased Occupancy Plan and Construction Fire Safety Plan that met the requirements of NFPA 241, the expectations of the City of Boston, and the construction methods of the contractor. Construction administration related bench strength was provided on an as-needed basis to facilitate acceptance testing with the local AHJ and assistance in obtaining certificates of occupancy for each phase of the project, all while maintaining occupancy and compliance with NFPA 241 as the associated construction operations and hazards changed throughout construction.
